This could be the approximate loan to value ratio you can get for these different home loans.
• For Home Purchase -
80:20 for salaried employees, businessmen and self-employed professionals who maybe in the business for five years and 75:25 for businessmen and self-employed professionals who can be in the business for last 3 Years.
• For Home Construction -
70:30 for salaried employees, 70:30 for businessmen and self-employed professionals who maybe doing business for last five years and 65:35 for businessmen and self-employed professionals who are in the business for last three years.
• For Home Equity-
70:30 for salaried employees, 70:30 for businessmen and self-employed professionals who can be in the business for last five years and 65:35 for businessmen and self-employed professionals who are in the business for last three years.
• For Balance Transfer Facility - 80:20.
Car loan.
Car is not luxury anymore it’s a necessity; you are handicap without a car. If you cannot afford a car with your salary and trying desperately to save some money for buying a car but unfortunately every month something new comes up to eat up all your savings then get a car loan and make your life easy and you can use your savings in paying the installment of your loan every month. Power of Emotions
In tapping into your natural genius, there are many aspects of “genius” to consider. Probably the least understood expression of the human mind is our emotional intelligence.
An emotion is the end result of a feeling. And although it’s easy enough to recognize when you’re “feeling” something – it often less clear just what a “feeling” really is.
According to Webster’s Dictionary, a feeling is “a partly mental, partly physical, response marked by pleasure, pain, attraction, or repulsion.”
But this says nothing about the response to the feeling!
Suppose two different men buy a used car. They then both have a similar experience -- the muffler falls off two days later.
Both men obviously “feel” upset.
One expresses that feeling as an intense emotion -- an outbreak of anger and rage. The other man also expresses his feeling as an intense emotion – an iron determination to resolve the problem with the car dealer.
What are Emotions?
So what are “emotions?”
Emotions are how you *respond* to a feeling of pain, pleasure, attraction or repulsion.
Basically your emotions are physiologically-based responses to your feelings. But these physiological responses are NOT the same from one person to the next. Your emotional responses are actually as unique as your fingerprints!
Emotional responses vary from one person to the next because they are actually *learned responses.*
No man comes into life feeling internal rage if someone notices his unusually large nose. His rage may well date back to age seven when he first entered school – and was teased beyond his capacity to endure!
But perhaps he was small for his age. The “feeling” of rage was there, but his safest emotional expression was to seem indifferent. As an adult, this may evolve into a “biting sarcasm” toward anyone seen as a potential emotional threat!
So you can see -- it’s in the learned *responses* to our feelings that people differ.
How Emotions Impact Your Success
Most of today’s psychologists and success mentors are convinced that one’s “emotional intelligence,” or EQ, is a far better predictor of life success than one’s “rational intelligence,” or IQ.
We’ve all known really bright folks who aren’t living up to their potential. This is not to make them wrong! It’s just that success is not their “passion.”
But how many “passionate” people do you know who aren’t living up to their potential – or at least stretching out toward it?
“So what do I really mean by passion?” you ask.
In terms of life success -- passion is an *intense* emotion directed at achieving something that is either desired, or unwanted. For example: A passionate desire to escape poverty – or a passionate desire to achieve financial independence.
Note that the goal to “escape” poverty, and the goal to attain “financial independence,” both seem to be directed at the same end result.
But are they truly the same?
How the “Law of Attraction” Works
Both neuroscientists and behavioral scientists have clearly demonstrated that when you have a strong emotion about something -- you physically strengthen the neural pathways dedicated to that “thing.”
This is likely the neurological basis of what metaphysical writers have for ages referred to as “the Law of Attraction.”
The modern scientific version of this ancient law may be stated: You “attract” what you intensely focus your emotion on -- as in doing so, you build strong neural networks directly related to that something.
Here’s a sample scenario. Suppose you’re buying a Ford Pinto automobile. You select what you feel is the most exciting and unique color for the Pinto – deep red. But when you hit the road with your new red Pinto, you suddenly see one after another of the exact same model – also red.
You’d never before noticed that red is actually the most common color for the Ford Pinto!
What happened is that your new red Pinto has created a dynamic neural awareness. Your neurons have been sensitized to notice similar cars because of your excitement (intense emotion) about *your* new car!
Did you “attract” these red cars?
Most likely not! But you certainly are now very aware of their presence.
The Power of Positive Emotions
Back to our comparison of the goal to “escape” poverty – vs the goal to attain “financial independence.”
Although both goals look toward the same end result -- they deal with quite different emotions. The desire to escape poverty is fueled by fear, while the desire to attain financial freedom is fueled by positive attraction.
While both could possibly take you to the same end goal – the “Law of Attraction” predicts quite a different experience along the path leading toward the goal.
If you build neural pathways based on doubt and fear, you will sensitize yourself to events or conditions that might relate to your fears and self-doubt.
What if you instead build neural pathways based on strong feelings of self-confidence and anticipation?
You will then find yourself recognizing opportunities leading to your goal -- just as you suddenly noticed all those red Pintos.
What you focus intense emotion upon tends to “attract your attention” to more of the same. This law is neither negative nor positive. It just is!
By far the best way to approach your life goals is with positive, passionate desire. Discover your passion – what you *really* want – and pour your emotions into your pursuit!
Focus your emotions on a problem and give into your fears, and what you fear gains actual neural strength. Focus your emotions on achieving a positive goal in your life, and it will gain strength. Period!

Personal Success Plan
No one becomes successful by accident. Success requires making a plan and sticking to it. It is simple, but does require commitment; it is not hard to do, but does require hard work. The good news is that once you begin, the results start coming almost instantly. The miracle of successful living is that the smallest step towards success attracts more success! Here is a very brief outline of the key points that will help you achieve the highest levels of success.
1. Look into the nearest mirror - the person staring back at you is the only person responsible for your success. Smile! No one else is the cause of your success or to blame for your short comings. Successful people take full responsibility for their actions.
2. Smile back at your reflection. Successful people are cheerful, optimistic, and forward thinking. If you think you don't have anything to smile about, smile anyway. Positive thoughts drive out negative thoughts. It's hard to have a negative thought while you are smiling!
3. Positive self-esteem is the foundation for success. Feel good about yourself and your abilities, achievements and potential. Don't dwell on your mistakes. Remind and praise yourself on your past accomplishments. Congratulate yourself for taking positive steps toward a more successful future.
4. Believe in yourself. You are here for a purpose. God doesn't make extras just to fill in the scenery. Find your mission and begin working to fulfill it.
5. Desire to be a success. Decide right now that you will be successful. Commit to being successful.
6. Associate with successful people. Do what they do. When faced with choices, make the choice a successful person would make. Blow your bonus check on a gambling trip or invest it?
7. Avoid unsuccessful people. Do not under any circumstances associate with negative people. Negative people are toxic; they destroy, they do not build. They are vampires that can live only by draining the life from others. The odds are greater that they will pull you down faster than you can lift them up. You can choose to stay away from all the negative people in your life. Avoid all the whiners, complainers, blamers and thumbsuckers.
8. Do what you are best at and what you get the most satisfaction from. There is no reason to stay stuck doing things that are frustrating, boring, unhealthy, unproductive, demeaning or unfulfilling.
9. Write down a vision of how you want to live your life. Be specific. Where you want to live, what kind of carpet, who your friends are, the pony's name, what the new church rec hall you donated looks like, etc. Make a Future Scrapbook; paste in pictures, drawings, essays, clippings. Make up news headlines about your achievements. Every day visualize yourself as you would like to be - and then act that way!
10. Write down your biggest goal, the one you most want to fulfill. Write it in the present tense, "I am...", "I have...", "I contribute...". Success is the result of a personal decision, so start your goal with "I". Read your goal aloud every morning and night. Tell people your goal. Make a plan to achieve your goal and stick to it.
11. Study the science of success. Read books, listen to tapes, watch videos and positive TV programming. Talk to successful people and ask them how they became successful. Fill your mind with positive thoughts and give yourself positive self-affirmations.
12. Every day do something that brings you closer to your goal. Never give up. You can only fail if you quit trying. Keep on keeping on and you will succeed. Achieving success requires following a system. Begin today by putting these 12 points into daily practice.
Everybody experiences fear of failure, uncertainty, insecurity, low self-esteem, indecision, depression, nervousness and embarrassment. Successful people master these temporary conditions by taking positive action, by sticking to their plan, by maintaining their vision of the future, by learning from setbacks and by rededicating themselves to the pursuit of their mission. Identify What’s Most Important and Honor It
I had the opportunity to sit in a seminar offered by my company for its managers entitled "Value Based Leadership". In this seminar, we were asked to identify our values and goals; make sure they are in alignment with each other and then act upon them. I had done this type of work on many occasions and am always happy to take a moment out of my busy life to re-assess where I am in my growth process.
I was quite surprised however, to find that when I turned the page to the chart where we were to list our goals, I listed the following as Goal #1: Improve my quality of life. Make more money, get a better job, build a nicer home, secure the perfect life partner, etc. had always been the types of goals that I had listed in these exercises previously. It was clear these things were no longer going to be my panacea – they were just a means to an end.
I tossed and turned all night after the seminar and then went to work the next morning in a bad mood. I was lethargic, depressed and in general a grouch. I called my staff into my office about 9am to let them know that I was in a bad mood and to please bear with me. I made it clear though that it had nothing to do with them – they were doing a great job and to keep up the good work. For another hour I sat at my desk, stared at the wall and shuffled papers - have you ever done that?
Exactly one hour later at 10am, I sat straight up in my chair and the words came out of my mouth, "It’s Over!" I got on the phone and called my best friend in Nashville and said, "I want to come home and I want to come home now!" He said, "Then pack your bags". I hung up from him, walked into my General Managers office and resigned. I haven’t looked back since.
I have always wanted to pursue my dream to build a career for myself in personal development training. So I left San Francisco, moved back to Nashville and started my own training and development firm. Walking through the fear has been a certain challenge, but one filled with great joy and happiness.
Balancing my personal and professional life has been no easy task. Managing the demands of family, work and friends seems to be never ending. It was clear that when I took the time to identify what was most important in my life (improving my quality of life) …I had to honor it, lift it up and validate it! If you are like I am, I had to get back to basics and break it down into three easy steps:
1. Who am I?
2. What do I want my life to stand for?
3. How do I get there?
When I honestly asked these questions and walked through the fear of the potential answers, I began the process of breaking down the barriers that have kept me at unrest in my life. Balance can provide the respite most of us seek. As with any principle though, one of the most powerful witnesses of its reality is the consequence of living with its opposite – imbalance. One of the definitions for balance in the Webster’s New World Dictionary is "equality of debits and credits…" When I find myself focusing on sure and strong credits (honoring) of the important things in my life, I always find the inner peace and balance that I continue to search for.
Several years ago I heard Stephen Covey say in one of his Seven Habits workshops, "I have never met a man who on his deathbed said, "I should have spent more time at the office." I knew then that my life had to be about more than my checking account balance or the title on my business card. A dear friend once said "Meaningful work brings balance into ones life." Improving my quality of life begins by sharing with others the things I do that result in peace and joy. With that in mind, do YOU know what is most important in your life and do YOU honor it?

Developing Self-Discipline
When British psychologist William Mcdougall (1871 ~ 1938) said, “Will is character in action,” what did he mean? Simply that willpower is the source of our action, and, therefore, the source of our character. For when we will to do good, and do so, we have good character, but when we will to neglect our responsibilities, we have bad character.
When people complain or are dissatisfied with their lives, they often blame others for their unhappy state of affairs. If it isn’t the fault of others, then they claim it is due to ‘bad luck’ or how ‘unfair’ the world is. They seem to blame everything except themselves. Such an attitude is self-defeating, for complaints are wasted effort and divert attention from possible solutions. They don’t yet understand that life doesn’t happen TO us. It happens BECAUSE of us. They haven’t awakened to the fact that destiny or fate is not arbitrary and predetermined. Rather, we create our own destiny. After all, our present conditions were brought about by our past actions, and our present actions will create our future circumstances.
Why do people blame everything but themselves for their unhappiness? Because it is painful to admit that our lack of success is not due to any quirk of fate, but to our own lack of responsiveness to the opportunities that were presented to us. But once we admit the truth, great power is unleashed. For then we will realize that our lives are not controlled by the whims of fate, but by ourselves, by our own actions, and by our own willpower. It is exciting to realize that we can do anything we set our mind to. Yet, after coming close to reaching this point, some then cop out by claiming they don’ t have any willpower, as if there was a willpower gene that somehow they are lacking.
If we find ourselves stuck in that space where we believe we lack willpower, what can we do? Begin by understanding the true meaning of willpower. It’s just another way of saying self-discipline. When you tell yourself you lack self-discipline, it is easier to understand that you can do something about it. You can develop it. But wait a minute! Doesn’t it take self-discipline to develop self-discipline? And if I don’t have any, how can I use what I don’t have?
Well, it is incorrect to say you don’t have ANY. You couldn’t have read this far without some discipline, so your challenge is not how to acquire it, but how to get MORE of it. If your doctor told you that you need to lift weights, you would start with light weights, gradually working your way up to the heavy ones, thereby increasing your power. So it is with self-discipline. Anyone can start from where they are and go from there.
Perhaps no other skill is as important to develop as self-disciple or self-control. It is the key to self-mastery and the achievement of your dreams. Now, let’s look at some steps you can take to increase your personal power.
1. Acknowledge your own responsibility. Admit that if you sit around doing nothing, you will achieve nothing.
2. Allow yourself to feel the resistance. For example, if you are a student that needs to be studying, but doesn’t feel like it, say something like the following to yourself. “I don’t feel like studying. I feel like pursuing some pleasure instead. But rather than running away, I allow myself to feel the resistance and I admit I need to study. I also need to develop self-discipline. And doing what we don’t like to do develops self-discipline. So, I welcome this opportunity to kill two birds with one stone (study for my exam and develop self-discipline).”
3. Take a few deep breaths. Relax and let go of any tension. Pause and visualize the action as if it were already completed. Study the image of the completed project in your mind for a few moments. This step prepares both your conscious mind and subconscious for action.
4. Now act. After doing so, you will feel a sense of relief as you free yourself from the stress that comes from ignoring an important task. Second, you will enjoy the pleasure of accomplishment. Third, you will discover the task was easier to do than you first imagined.
5. Relish the relief and pleasure you experience. Remember it. Savor it. Focus on it. For it will become the source of motivation. At first, the lure of relief and pleasure will be weak and the memory of it dim, but as you repeatedly do what you don’t feel like doing, the motivation to act will grow stronger and stronger, until a firm habit is formed.
6. Those who haven’t yet developed the habit of self-discipline avoid tasks because they focus on the effort that needs to be made. In their minds, effort is synonymous with discomfort. Change what you focus on. When facing a new task, focus on the relief and pleasure you will be experiencing. Also focus on the memory of how your imagination tricks you, always blowing things out of proportion. Remember that the task will be easier to do than your now believe.
7. When you launch your personal Self-Discipline Development Program, you will do two things: complete tasks and develop self-discipline. Of the two, developing self-discipline is more important. For once you have mastered that you will be able to do anything. So, it is important to be successful. Therefore, when starting out, don’t decide to work on the most urgent task, but choose the easiest one first and work your way up. Pretend you are working out in a gym for the first time. If you begin by trying to lift 100 lb. weights, you will probably feel overwhelmed and quickly give up. But if you start with 10 lb. weights, your workouts will be easy to do and your successes will motivate you to move on to bigger challenges. Take baby steps and work your way up. Trying to bite off more than you can chew will lead to failure.
8. Be gentle but firm with yourself. Act firmly in that you stop running away. Face your task, accept it, and accomplish it. Finish what you start. Follow through on every project. Focus on one task at a time. Don’t scatter your attention. But be gentle in the sense that you don’t have to do all your tasks immediately as long as you start doing some. Don’t expect to go from zero to a hundred in one second. Work up to it. Start slowly, but gradually pick up the pace as you develop your skills.
9. Expect to be tempted to avoid your tasks. Your mind will come up with rationalizations and excuses for putting off till ‘tomorrow’ what can be done today. Remain aware of your feelings and learn to think before you act. Use your reason (rational mind), not your emotions, to guide your actions. Do what is good FOR you instead of what FEELS good.
10. Once you learn how to quickly act on all the tasks, responsibilities, and challenges facing you, you will want to remain fit, always ready to act. Keep in shape by deliberately going out of your way to do things you don’t want to do, even if they are unimportant. The truth is, nothing is unimportant, for if doing something trivial helps maintain your self-discipline, it is no longer trivial. Remember that it is just like working out in a gym. After all, the workout I choose to do is unimportant; it is only the result (physical fitness) that is important. The same is true for your mental fitness. Look for opportunities during the day to ‘work out. ’
11. Once you can keep your level of self-discipline, you will be ready to move on to the next level by stretching yourself. Now you deliberately seek out difficult and complex challenges that you only dared to dream about in the past. Now that you have mastered self-control, you are ready to make those dreams come true. At this point, you are no longer paralyzed by task-avoidance. Each task you do frees up more time to work on the next project. You have now started on the path of endless growth.
Life is not something that happens to you, but you are something that happens to life. Decide today to give up the blame game and take responsibility for your own life by mastering the art of self-discipline.

A man doesn’t require the approval of others. He’s willing to follow his heart wherever it leads him. When a man is following his heart-centered path, it’s of little consequence if the entire world is against him.

A man who claims his #1 commitment in life is his relationship partner (or his family) is either too dishonest or too weak to be trusted. His loyalties are misplaced. A man who values individuals above his own integrity is a wretch, not a free thinker.
A man knows he must commit to something greater than satisfying the needs of a few people. He’s not willing to be domesticated, but he is willing to accept the responsibility that comes with greater challenges. He knows that when he shirks that duty, he becomes something less than a man. A man doesn’t hide his sexuality. If others shrink from him because he’s too masculine, he allows them to have their reaction. There’s no need for him to lower his energy just to avoid frightening the timid. A man accepts the consequences of being male; he makes no apologies for his nature.
A man is careful not to allow his energy to get stuck at the level of lust. He re-channels much of his sexual energy into his heart and head, where it can serve his higher values instead of just his animal instincts. 7. Face your fears.
For a man, being afraid of something is reason enough to do it. A man’s fear is a call to be tested. When a man hides from his fears, he knows he’s fallen out of alignment with his true self. He feels weak, depressed, and helpless. No matter how hard he tries to comfort himself and achieve a state of peace, he cannot overcome his inner feeling of dread. A man cannot die well unless he lives well. A man lives well when he accepts his mortality and draws strength from knowing that his physical existence is temporary. When a man faces and accepts the inevitability of death… when he learns to see death as his ally instead of his enemy… he’s finally able to express his true self.
